I'm writing this because I want you to be aware of what I've gone through. I spent $20,000 to get rid of my over-leveraged beautiful house with a pool. When my husband and I purchased our home about 14yrs ago, it cost us $175,000.
When my husband died just recently I had to sell. To make a long story short I ended up getting a realtor to sell my pretty home, but houses are not selling the traditional way, because I needed my home to sell for at least $250,000 where I could have paid off my existing mortgage and pay the realtor his commission and be left with some extra money to get an apartment.
As you know the current market will not bare it. Now I'm broke living on a fixed income in a section 8 apartment building. My point is that I've could have did a non traditional creative real estate method called Seller Financing.
In other words I could have found a Tenant/Buyer. I could have collected a non-refundable down payment and had the tenant/buyer to make monthly payments to me. I'm not all that great in explaining this method because I'm just now learning about this much too late to help myself now.
